We receive from our networks an announcement from a friend of our members. It is a peculiar proposal. The owner would like to sell the farm to someone interested in farming.

We are selling the “Amandola” farm near Strevi in Monferrato, for € 471870 negotiable–all the better if you are interested in setting up an agricultural business there.

We are selling 2.5 hectares (25000 sq m) without any buildings. 15729 of the said sq.m. have become buildable from agricultural that they were, and are being sold at the minimum assessed value at tax basis of €30/sq.m., while the remaining sq.m. that have remained agricultural, at no additional cost we are offering them together with the buildable sq.m. The twenty-five thousand sq. m. that we are selling are registered in cadastral sheet 13, parcels 112-114-338-341-415, and the total price we are asking for the five parcels is equal to the product of sq. m15729 multiplied by €30, what should avoid possible assessments on the declared price, given the negligible tax relevance of the agricultural part.

Fixed costs: only the building portion is subject to a calculated taxable amount (about 1%) based on the value of €30/m²; for a charge of about €5000 annually, while the tax on the agricultural portion is minimal, negligible, almost free.

Building permits: the ratios of 0.4 m²/m² (covered footprint) and 0.7 m³/m² (volume), for a maximum height of m 7.5 (index table available)-allow a total buildable volume of about 6292 m³ and a covered footprint of about 2100 m², which is less than one-tenth of the estate.

The land is predominantly exposed to the south, passes from 150 to 180 m above sea level, and includes a powerful and natural spring of water that flows at the highest part. It is situated between the historic center of Strevi and the newer lower town below and has wide views of the Bormida valley. It is well connected to a variety of major roads including the freeway. It is very close to the train station.
